Dana Caudell is the Executive Vice President for Wood Residential. As the EVP of Operations, she oversees the management, marketing, leasing, facilities, client services, and accounting for the company’s portfolio from coast-to-coast-including Wood Partners’ owned assets and a growing third-party management portfolio.
Dana has nearly 30- years of experience in the multifamily industry and serves on IREM’s National Global Council. Due to her industry knowledge, she is a frequent speaker and panelist at regional and national conferences. Throughout her career, she has served on multiple boards including IREM, and local apartment associations.
Prior to joining Wood Partners, Dana was with The Bainbridge Companies for 6- years and served as the President of Property Management. Additionally, she was a founding member and partner of Park Partners Residential, a boutique, vertically integrated real estate company based in South Florida. She was responsible for the daily oversight of the company’s operations and portfolio of assets.
Dana’s other interests include snorkeling and boating with her family, attending her son’s soccer games, cooking, and reading. Her philanthropic pursuits include volunteering at and donating to a Tampa -based animal rescue and fundraising for St. Jude’s Children’s Hospital.
Dana attended the University of South Carolina’s School of Journalism. She has her Certified Property Manager’s certification through IREM and is a graduate of Florida International University’s Women’s Leadership program.
Goldie Bartlett is the Senior Vice President of Operations for the Eastern Region. She oversees all management operations for the eastern half of the national portfolio, including Wood Partners’ owned assets and a growing third-party management portfolio.
Goldie joined Wood Residential in 2011, near its inception. She is a Founding Member of Wood Residential, and has played a vital role in its growth from 1,600 units under management in 2011 to the current portfolio, exceeding 20,000 units (current and pipeline).
During her two-decade career in property management, Goldie has worked with several notable organizations, including Camden Property Trust and Greystar Real Estate Services. She’s led operations in highly competitive markets spanning across the Sun Belt, Mid-Atlantic, and Northeast regions.
Outside of work, Goldie enjoys spending time with her husband and children, reading, drawing, running, and hiking. Her philanthropic pursuits include sponsoring children through a humanitarian advocacy organization and fundraising for the Cystic Fibrosis Foundation.
Ritwik Bhatia is the Business Intelligence Manager for Wood Partners. Ritwik and his team oversee the development and use of Wood Intelligence, our proprietary Business Intelligence (BI) platform. The platform provides leading analytics and reporting services to the leadership, clients, and partners of both Wood Partners and Wood Residential, as well as to property management teams.
Ritwik earned a Bachelor of Arts degree from The University of Pennsylvania and a Master of Science degree from The Georgia Institute of Technology. He remains involved with both schools, including serving as an Instructional Associate in statistics at Georgia Tech. Ritwik is also an active member of Urban Land Institute’s (ULI) Atlanta Youth Leaders Group.
In his free time, Ritwik enjoys rooting for his hometown New York Mets, writing screenplays, and growing his extensive vinyl record collection.
Timothy E. Bonenberger is the Vice President and Property Controller for Wood Residential. He manages a dynamic accounting team that strives to produce useful and accurate reporting for the diverse owners and investors of both Wood Partners’ owned assets and a growing third-party management portfolio.
Prior to joining Wood Partners, Tim gained 15 years of experience in public accounting working as a lead Senior Audit Assurance Manager at CohnReznick and Aprio, with a primary focus on real estate clients. Tim developed and led engagements across multiple asset types, including multifamily, student and senior living. He has experience with all phases of the asset life cycle and has worked with both for-profit and non-profit owners.
When Tim is not working, he enjoys spending time with his family and volunteering as the Board Chair of a local nonprofit supporting education initiatives. He also coordinates a road race fundraiser for this organization.
He is a graduate of the University of Georgia with a master’s and bachelor’s degree in Accounting and a CPA.
Robert Bonifazi is the Vice President of Client Services and Transitions. He oversees the transition of fee-managed assets into the Wood Residential portfolio. He is also responsible for the execution and delivery of Wood Residential's suite of client services, including acquisition analysis, due diligence, and value-add capital project management.
Bob has over 25 years of experience in real estate, with 10 years in the commercial office sector and the balance of his career in multifamily. He has extensive experience with acquisitions, transitions, due diligence, major capital expense projects, lease-ups, asset repositioning, and dispositions. He has specific expertise in the operations of urban high-rise assets.
Prior to joining Wood Residential, Bob served 13 years as Vice President of Operations for Golub and Company, a Chicago-based international real estate developer. Bob also has extensive experience in HOA property management.
Bob also sits on the Board of Directors for South Chicago Parents and Friends, a non-profit agency that supports individuals with developmental disabilities.
He attended Loyola University of Chicago and is a member of the Chicagoland Apartment Association.
Lynne Churillo is a Regional Vice President of Operations for Wood Residential. She rejoined the Wood Team in 2022 and is currently responsible for the oversight and operating performance of multifamily assets in Tennessee, North Carolina, South Carolina and Illinois.
During her 30-year career Lynne has managed all types of assets, including garden, mid-rise, and high-rise, with a primary focus on Class A and B properties. She has worked for many notable companies including Trammell Crow Residential, Greystar/Riverstone Residential, Equity Residential, ZRS Management, and Grace Hill.
Lynne previously worked as a Vice President for Wood Residential from 2013 to 2018 and was responsible for a portfolio of Class A luxury lease-up and stabilized assets in the southeast.
When Lynne is not working she loves to captain her boat on the picturesque Carolina lakes and enjoys exploring the area’s scenic mountain ranges, waterfalls, and beaches.
Lynne is a graduate of Florida State University with a Bachelor of Science degree in Communications
Wendi Cooley is a Regional Vice President of Operations and oversees properties across Arizona, Nevada, California, Oregon and Washington. She is proficient in leading large operational teams and a variety of portfolios
Wendi has nearly 25 years of experience in multifamily. She has developed expertise in generating detailed market analyses, preparing and analyzing budgets, leading expense-reduction and revenue-generation initiatives, and building high-performance teams.
Prior to joining Wood Residential, she held operations leadership and training positions with Avenue5, Alliance Residential, and The Allied Group.
Wendi grew up in Seattle but is now proud to call Scottsdale, Arizona home. She enjoys yoga and learning the piano and is passionate about friends and family. She travels whenever and wherever she can.
She attended Bellevue College in Washington state, has her CAM and CAPS designations, and holds an Arizona real estate broker license.
With nearly 10 years’ experience and national recognition, Jessica is a skilled leader possessing extensive knowledge among multiple markets in all facets of marketing including branding, reputation management, social media, and digital marketing. Exceeding leasing goals, improving community performance, and client satisfaction are her number one priorities.
Jessica has been recognized for such as a recipient of NAA’s 20 in their Twenties. Additionally, she has a well-versed background collaborating with clients and building strategic partnerships to successfully increase engagement/ROI for a variety of product types, including Conventional, Affordable, and Student. She graduated from The University of Central Florida and is involved with the South East Florida Apartment Association. Jessica is also an avid speaker/presenter with local associations and supplier on platforms surrounding marketing and trends within the Multifamily Industry.
Kisha Donahue is the Vice President of Technology for Wood Partners and Wood Residential. She leads a team of application support associates, focused on setting up and managing all property software platforms. She is also responsible for evaluating and implementing new technology solutions for the organization and is co-chair for the company’s Innovation Committee.
Kisha has been in the real estate industry for 25+ years with experience in both technology implementation and education roles. Prior to Wood Residential, she was most recently the Vice President of IT for AMLI Residential.
In her personal time she enjoys spending time with family and friends, volunteering for several organizations, and traveling.
Kisha graduated with a Bachelor of Arts in Economics from the University of North Carolina Asheville.
Eric Guerrin is a Regional Vice President of Operations for Wood Residential. He joined Wood Partners in 2014 and is responsible for the operational performance of properties in Atlanta and Orlando markets. Eric has 25+ years of experience in the multifamily industry and has spent the last 12+ years in leadership roles with a focus on the Atlanta market.. Eric specializes in new development lease-up communities and is well versed in acquisitions, dispositions, and repositioning assets. He has a knack for recruiting and building top-performing teams that contribute to the success of each asset and ownership entity and he is committed to supporting his teams for future growth.
Prior to joining Wood Residential, Eric held several positions during his 16-year tenure with Gables Residential.
Eric’s other interests include spending time with family and his two dogs, horseback riding, and cruising in the Caribbean.
He attended Farmingdale University, has his CAM certification, and is an active member of the Atlanta Apartment Association.
Joe Hardiman is the Chief Technology officer for Wood Partners and Wood Residential. As CTO Joe leads the team that is responsible for all aspects of technology and cybersecurity for the organization, including all property management application and hardware support. Joe started with Wood Partners in 2018 and has lead efforts that have positioned the company as a recognized technology leader in multifamily.
Joe has over 30 years of experience in the real estate industry and has been leading technology teams for 26 years across several sectors, including multifamily, student housing, and self-storage. Prior to joining Wood Partners, Joe was the Vice President of Technology for Peak Campus, a leading national fee manager of student housing assets.
Outside of work, Joe enjoys road trips to the beach with his family and is an avid golfer and tennis enthusiast.
Joe graduated with a Bachelor of Business Administration degree from Georgia State University.
Cole Healy is the Senior Vice President of Client Relations. He directs the growth of Wood Residential’s management portfolio and its client services, working strategically with business partners to evaluate new assets, including development, acquisition, and management assumption opportunities.
With over a decade of multifamily experience, Cole has overseen the management transition of over 20,000 apartment homes, valued at $5 billion. He has extensive experience in development and acquisitions underwriting and specializes in identifying opportunities to enhance under-performing stabilized assets.
Prior to joining Wood Partners, Cole served as the Director of Business Development for Drucker + Falk, a NMHC Top 50 property manager, and spent 8 years with Blue Ridge Companies, a development and operating company based in North Carolina.
Cole’s interests include spending time with his wife, two sons, and two dogs, perfecting spice rubs for grilling, fitness programming, and vacationing along the Outer Banks of North Carolina.
He is a graduate of Pfeiffer University and holds a real estate license.
Kelly Keech is a Regional Vice President of Operations for Wood Residential. Kelly joined the team in 2013 and is responsible for the oversight and operating performance of all residential assets in Texas, Colorado, and Utah.
Kelly brings 25+ years of experience in ground-up development, re-development, and stabilized assets, and is well versed in acquisitions, dispositions, and renovations projects.
Before joining Wood Residential, Kelly was an operations leader for ConAm Management Corporation. Previously, she was the Director of Operations for Texas at AIMCO, a publicly traded REIT.
Originally from Maryland, Kelly ventured overseas to live in Germany and Japan for 6 years before settling into her new “home” state of Texas. Kelly enjoys spending time with her family and traveling with her husband.
Kelly earned a Business Management degree and holds both the CAM and CAPS designations with the National Apartment Association.
Josh Lloyd is the Senior Vice President of Operations for the Western Region and oversees Wood Residential's portfolio, across the western and central US. In his role, Josh applies his performance-oriented mindset to drive portfolio growth and profitability.
Previously, Josh spent five years at Holland Residential, where he served as President of Operations, leading the property management, sales, marketing, and business intelligence teams through the company’s two most profitable years since inception.
Over his 20-plus years in the multifamily industry, Josh has also held leadership roles at AIMCO, The Lewis Group and Concord Management. In addition, he founded and sold Dynamic Staffing Solutions, an employment agency focused on property management.
When he’s not walking properties and analyzing spreadsheets, Josh enjoys building things, playing drums, and hiking with his family.
Josh earned a bachelor’s degree from Eastern Michigan University. He maintains a Certified Property Manager (CPM) license and is a licensed California Real Estate Broker.
Jaren Miller is the Vice President of Procurement and Facilities for Wood Residential. She oversees the negotiation and management of preferred vendor and supplier partnerships and leads the Regional Facilities team that develops and reinforces best practices in property maintenance operations.
Jaren joined Wood in 2015 and has held a variety of positions including Property Director, Project Manager, National Procurement Manager and Director of Procurement and Facilities. She has over 15 years of multifamily experience including management of lease-up and stabilized assets, property acquisitions and dispositions, renovation management and supporting transition of assets from construction to operations. Prior to joining Wood, she worked for Gables and RAM Partners.
Jaren earned a B.S. in Communication from Kennesaw State University and holds both a Certified Procurement Professional designation (IIPMR) and the CAM designation (NAA).
Jaren’s personal interests include spending time with her husband and three sons. She also enjoys yoga, running and getaways to Georgia coastal destinations including Saint Simon’s Island
Brett Murphy is Vice President of Education, responsible for oversight and facilitation of onboarding and support for all Wood Residential associates. He promotes portfolio-wide learning on operational efficiencies, policies and procedures, prospect and resident experience, and reputation management.
Brett joined Wood Residential in 2013 and has held multiple positions within the organization, including Property Director and Regional Education Director. He started his multifamily career in a property maintenance role and has an ongoing affinity for that side of the business.
In Brett’s personal time, he enjoys hiking trails across Florida and northern Georgia with his wife and two children. His passion is surf fishing, and he dreams of catching the elusive Silver King (aka Atlantic Tarpon).
Brett is universally EPA certified by the ESCO Institute and maintains a CPO designation.
Jessie Oliver is the National Director of Training and Compliance, overseeing employee onboarding, development, and support. She leads a team of Education Directors focused on the continuous improvement of system processes, policies, and procedures.
Jessie is a Founding Member of Wood Residential, having joined at the company’s inception in 2010. She has held multiple positions based in a variety of locations, including Leasing Director, Property Director, and Senior Education Director. She played an essential role in implementing and expanding the company’s official Mentor Program.
Jessie holds a certificate from Dale Carnegie for completing the High Impact Presentations course.
Outside of work, Jessie enjoys listening to live music, surfing on her longboard, and combing Florida’s beaches for shells and shark teeth. Her impressive shark teeth collection likely numbers over 10,000 teeth!
